Question 1

How does Sunalas verify property titles before listing?

Accepted Answer

Every property in our portfolio undergoes a strict multi-tier legal and forensic verification process. This includes primary cadastral verification at the Abuja Geographic Information Systems (AGIS), deed-of-assignment chain authentication at the Lands Registry, physical beacon coordinate surveying by licensed surveyors, and confirmation of zero existing litigation or bank encumbrances. We present these verified documents before any financial commitment is required.

Question 2

What is an AGIS title verification and why is it critical?

Accepted Answer

AGIS (Abuja Geographic Information Systems) is the official electronic land registry for the Federal Capital Territory. An AGIS verification confirms that the title (Certificate of Occupancy or Right of Occupancy) is genuine, currently active, registered in the legitimate owner's name, not earmarked for federal infrastructure, and free of competing claims.

Question 3

What annualized returns can investors anticipate?

Accepted Answer

Historical annualized capital appreciation across prime Abuja corridors (Maitama, Guzape, Asokoro, Jabi) ranges between 12% and 18%. Commercial office parks, medical suites, and serviced residential units deliver strong net rental yields between 8% and 12%, offering an effective inflation hedge and wealth preservation mechanism.

Question 4

Can I resell or exit an investment asset before project completion?

Accepted Answer

Yes. Sunalas provides liquidity facilitation and structured secondary-market resales. If your capital allocation strategy calls for early liquidity, our corporate advisory desk can match your asset with verified institutional or private buyers in our network.

Question 5

What legal documents do I receive upon purchasing a property?

Accepted Answer

Upon completion of the transaction, you receive the verified Root of Title (Certificate of Occupancy, Right of Occupancy, or Governor's Consent), a legally drafted and stamped Deed of Assignment / Sublease, the registered Survey Plan indicating exact beacon coordinates, approved Architectural & Building Plans (for developed properties), and a formal Handover Protocol Certificate.

Question 6

What identification documents are required to initiate an acquisition?

Accepted Answer

For individual buyers: a valid government-issued ID (National Identity Card, International Passport, or Voter's Card), proof of residential address, and passport photographs. For corporate entities: CAC Certificate of Incorporation, Memorandum and Articles of Association (MEMART), Board Resolution authorizing the acquisition, and IDs of designated company directors.

Question 7

I am in the diaspora. How can I purchase property safely without visiting Nigeria?

Accepted Answer

Over 40% of our clients reside in the United Kingdom, United States, Canada, and the UAE. We provide live high-definition video walkthroughs, drone geospatial context footage, and direct video conferencing with our senior legal counsel. You can appoint an independent lawyer or family proxy with Power of Attorney, or execute digital contracts with physical registered titles dispatched via international secure courier.

Question 8

Can I make payment in foreign currency (USD, GBP, EUR)?

Accepted Answer

Yes. We facilitate transactions through authorized institutional FX domiciliary accounts in compliance with Central Bank of Nigeria (CBN) regulations and anti-money laundering (AML) protocols, ensuring transparent exchange rates and seamless fund settlement.

Question 9

Does Sunalas support cooperative societies and employee syndicates?

Accepted Answer

Yes. We specialize in structuring group land acquisitions, commercial off-take agreements, and residential developments for staff cooperatives. We handle master layout demarcation, infrastructure covenants, and individual title sub-leasing so every member holds an unassailable personal legal deed.

Question 10

Are off-plan developments protected against developer default?

Accepted Answer

All off-plan projects partnered with Sunalas operate under milestone-gated escrow structures. Funds are disbursed strictly upon verified engineering milestones certified by independent structural inspectors, protecting investor capital throughout construction.
